In this pivotal position, you'll build and inspire a high-performing team of specialized professionals while creating systems that ensure exceptional property management and maintenance. You'll collaborate with key stakeholders including property managers, ownership teams, and vendors to drive operational excellence, implement forward-thinking strategies, and create environments where both properties and people thrive.

Key Responsibilities

  • Lead, mentor, and develop a diverse facilities operations team, fostering a culture of excellence, continuous improvement, and professional growth
  • Strategically guide your team to identify maintenance opportunities that enhance property value and tenant satisfaction
  • Create efficient scheduling systems and workflow processes that optimize resource allocation across multiple properties
  • Conduct comprehensive property inspections and risk assessments to proactively address maintenance needs before they become problems
  • Master the unique scope requirements for each property, including specialized needs in landscaping, portering, lighting, and additional services
  • Direct facility improvement projects across multiple disciplines including irrigation, electrical, and plumbing systems
  • Design and implement a robust preventative maintenance program that extends asset life and reduces emergency repairs
  • Establish and enforce safety standards that protect both team members and property occupants
  • Build and maintain exceptional relationships with clients, tenants, and internal stakeholders
  • Develop performance metrics and tracking systems that optimize operational efficiency and control costs
  • Contribute strategic insights to property acquisition evaluations and company growth initiatives
  • Partner cross-functionally with HR, engineering, and other departments to ensure integrated support systems

Leadership Responsibilities

You will directly supervise and develop these key team members:

  • Landscaping/Irrigation/Safety Manager – Oversees all landscaping and irrigation operations, while ensuring safety protocols and compliance are consistently maintained across properties
  • Floating Maintenance Technician – Provides cross-property maintenance support, responds to urgent issues, and fills in where extra coverage is needed
  • Building Manager – Manages building systems including HVAC, plumbing, electrical, and structural maintenance
  • Work Order Manager – Manages the work order system, ensuring timely assignment, tracking, and completion
  • Quality Auditor – Conducts inspections, audits service quality, and ensures compliance with company standards
  • Special Project Manager – Leads capital improvements, renovations, and unique property initiatives

Qualifications

  • 7+ years of progressive experience in facility operations, property management, or related fields
  • Minimum 3 years leading teams, preferably supervising managers or specialized technical staff
  • Comprehensive knowledge of building systems, landscaping practices, preventative maintenance programs, and light construction principles
  • Exceptional communication skills with the ability to influence and inspire teams, partners, and stakeholders
  • Strategic mindset balanced with practical, hands-on operational expertise
  • Demonstrated success working across diverse property types including retail, commercial, and multi-family environments
